THE FIRST STEP

Find out how much the property is worth. As professional Estate Agents with twenty- years of experience in the local property market, our knowledge is second to none. We can tell you of similar properties that have sold in that area and the prices achieved. We will NOT overvalue just to get home listed on our register and we will NOT make promises we cannot fulfil. We WILL give you an honest appraisal of the value of your home and the current market conditions. Our VALUATIONS are FREE. All you need to do is call our office and arrange a convenient time for us to call.


THE NEXT STEP

One of our fully trained staff will carry out an inspection of your home and prepare particulars for your approval. Great care will be taken in the preparation of your property details. The Property Mis-descriptions Act make deliberates mis-description a criminal matter. We will be creative and imaginative (within the limitation of the Act). Your instruction for us to sell will be confirmed in writing as with the details of our competitive fees and terms of business. Our normal terms are "No Sale, No fee", but if other terms are agreed with you we will confirm these in writing to you.


MARKETING YOUR HOME

We will discuss our successful marketing strategy with you. This will include:

  • Regular local ( and if appropriate national) newspaper/magazine advertising.
  • Press editorials.
  • Prominent town centre window and show room display.
  • External and internal photographs (in colour) of your sale particulars.
  • For Sale Board ( with your permission).
  • Viewings arranged and/or accompanied by a member of our staff.
  • Regular updating and reporting to you.
  • Fast circulation of your property details to applicants already on our large mailing list, and immediately to new applicants registering with us daily.
  • Advertising on our website.

N.B: We also operate a more confidential sales services for vendors wishing to achieve a sale without the maximum coverage most vendors prefer.

ONCE THE OFFER IS ACCEPTED BY YOU SUBJECT TO CONTRACT

Full details of the transaction, if there is a "chain" of sales involved , we will keep in touch so we can advise of progress and any problems that might arise.


WHEN CONTRACTS ARE EXCHANGED

Our agreed commission becomes payable and, unless otherwise advised, this will be paid to us by your solicitor upon completion.


ON COMPLETION DAY

You must move out!! If you wish we will hold the keys and only release them to the purchaser when your solicitor advices us that all monies have been received. Happy moving and welcome to your new home!
